Building a new home can seem overwhelming when you think of all the choices that must be made. Oceanside Building keeps the home buying process simple and seamless. We believe customer satisfaction starts well before the home is built and continues long after our customer moves in. We guide you every step of the way by following these 10 basic steps:

Determine Your Budget

The first and most important step is to get pre-qualified with a mortgage lender before you start the purchase process. Getting pre-qualified will help you know what you are comfortable spending on your new home. Once we know your budget we can help you find the best location and floor plan to meet your needs.

Choose Your Lot

You can pick a lot in one of Oceanside’s new home communities or purchase an individual lot in Hampton Roads for us to build on. Land can be difficult to find in some areas of Hampton Roads. Finding the right lot could take some time if it is not within one of our communities. Sometimes you must think outside of the box when looking for land. We are happy to share our knowledge with you and help you find land to purchase.

Examine Your Lot

During this time, we will thoroughly examine your lot and determine the placement of your home, foundation requirements, permit costs, etc. This step will help us determine the land development costs that are part of your budget.

Design Your Home

This is one of the most exciting steps for our customers. You can personalize your floor plan and choose the exterior elevation of your liking. You can choose a home from our Plan Catalog or you can work with one of our designers to fully customize your home. Note: If you purchase in one of our New Home communities ask the sales associate if customization is allowed. It varies by community.

Sign The Purchase Agreement

Once the land has been evaluated and your home is selected, we go to contract. The purchase agreement outlines the terms of our agreement and includes the sales price, standard features, and floorplan. The purchase agreement clarifies exactly what you will be getting in your home.

Select Your Home Finishes & Colors

After the contract is signed, your Realtor will set a design appointment to pick your finishes including cabinets, flooring, paint colors, fixtures, etc. This is where you can truly put your personal touches on your home.

Build Your Home

Construction will begin once all building permits are in place. Your home will be overseen by a site supervisor throughout the building process. Safety on the job site is our top priority, so please make sure to schedule an appointment with our site supervisor to walk on-site while the home is under construction.

Walk-Through

A final walk-through will be scheduled upon the home’s completion. The site supervisor will do a one on one meeting with the new homeowners. The supervisor will identify key components of the home and show them how to work all the components of the home. A final punch-out list will be made and addressed before closing.

Closing & Move In

Finally, the wait is over! It is time to close on your new home. At closing, you will be given your new keys and the home title will be transferred to you!
